How do you build a complete budget for renovating a 60 m² apartment in Brazil?

Price a defined scope before using a cost per square metre. Separate the contractor, owner purchases, technical services, deliveries, unresolved work and reserve so that the cash plan covers the finished apartment.

Define what the 60 m² includes

Confirm measured internal area, rooms, existing finishes and the result you need. A vacant two-bedroom apartment with one bathroom is not the same project as an occupied home with two wet areas. Mark retained doors, windows, systems and furniture on the plan. Identify structural or shared-service questions before asking contractors to price demolition.

Use the professional reform-plan guidance to organise scope and building interfaces. In São Paulo, the municipal renovation page distinguishes interventions and low-impact situations. Have the responsible professional establish the actual procedure; neither a small area nor the word “renovation” decides the authorisation route.

Assign every purchase and service once

A labour quote may include rough-work consumables but exclude finish products. Civil Code article 610 does not presume the contractor supplies the materials. Write who buys tiles, waterproofing materials, sanitaryware, lights and doors, and who receives, stores and installs them. A supplied tap and the labour to connect it can belong to different packages.

  • Separate product supply from installation where they are contracted separately.
  • Identify demolition, internal bagging, carrying, external transport and final disposal.
  • Keep design, site visits and professional responsibility services visible.
  • Record quote dates, exclusions, quantities and final payment conditions.
  • Ask for the final payable amount, with applicable taxes and charges identified.

The R$15,000 supply allowance comprises R$7,000 of floor/wall products, R$3,000 of fixtures, R$2,000 of lights and R$3,000 of doors. The R$22,000 is R$16,000 of kitchen joinery including its fitting and R$6,000 of appliance supply. Other fixture fitting and appliance connections are allocated to the work contract; cabinet fitting is not charged again there. External logistics exclude the internal bagging and final cleaning already above. Replace each provisional amount with a complete quote.

Compare equivalent offers rather than headline ratios

The consumer-code estimate provisions support an itemised prior estimate with payment and service dates. The current Procon guidance also explains why total and inclusions matter. Ask all bidders to price the same drawing and product schedule. Put an unpriced exclusion in the unresolved column instead of quietly treating it as free.

Here the work contract is R$666.67/m² after rounding; complete funding is R$1,595/m². Both describe this one invented scope. Neither is a Brazilian or São Paulo average. A national construction index or a neighbour’s total does not establish the price of your small apartment with its particular access and installation conditions.

Protect reserve and available cash

The R$2,000 unresolved allowance is for an identified unanswered task; the R$7,700 reserve is separately chosen for remaining risk. Do not hide the same uncertainty in both. If the included R$3,000 door supply becomes an accepted R$3,600 choice, add only R$600. Using reserve leaves R$7,100 available and funding unchanged; keeping the original reserve raises funding to R$96,300.

Put contractor advances, supplier orders, professional invoices and delivery dates on one payment calendar. Deposits reduce what remains payable; they do not increase the contract price. If you plan instalments or credit, show financing costs and due dates separately. A lower monthly payment does not prove a lower renovation cost.

Release the budget as a controlled version

  1. Resolve the main survey and building questions.
  2. Issue one measured scope with responsibilities and exclusions.
  3. Obtain final quoted amounts and identify remaining allowances.
  4. Agree completion evidence and payment milestones.
  5. Record changes by replacing old allowances and updating the forecast.

Keep the accepted quote, product choices and recorded payments together in Reno Pro. Technical reports and signed agreements remain the supporting documents. A usable budget explains what will be delivered, who pays each item and how much cash must still be available.
