Begin with a building assessment, not an equipment promotion
List cold rooms, draughts, overheating, damp, energy bills and the way the home is occupied. Collect the DPE, available plans and information about existing systems. Ask which further assessment or energy audit is appropriate to compare coherent renovation scenarios. A DPE label alone is not an execution plan.
Discuss comfort, air quality and maintenance as well as predicted consumption. Ask which assumptions the calculation uses: occupancy, indoor temperature, climate and the condition after renovation. Predicted savings and your actual bill are different quantities; a change in behaviour or energy prices can change the financial outcome.
Agree the target before dividing it into phases
ADEME recommends coordinating insulation, ventilation and heating. Improving the envelope changes heat demand; ventilation must be considered as air leakage is reduced. That is a design relationship, not an instruction to postpone a dangerous or failed heating system while waiting for an ideal global project.
| Scenario element | Question to resolve |
|---|---|
| Roof, walls and lower floor | What is the existing condition and which treatment suits it? |
| Windows and junctions | How will frames connect to planned insulation and air barriers? |
| Ventilation | What replacement air, extraction routes and commissioning are required? |
| Heating and hot water | What capacity and emitters suit the intended building? |
| Summer comfort | What shading, use and ventilation strategy is needed? |
| Phasing | What will be lost or redone if the next phase is delayed? |
For traditional construction, Cerema highlights moisture compatibility. An insulation choice needs to suit the actual wall and its ability to manage moisture. Repair water ingress and resolve the relevant fabric issues before concealing them.
Treat windows and ventilation as interfaces
When changing windows, ask how replacement air will be provided under the chosen ventilation strategy. Confirm junctions with current or future insulation, internal finishes and external appearance. Request a drawing or written detail where responsibility passes between the window installer and the insulation contractor.
A mechanical ventilation system is more than a unit on an invoice. Have the designer or installer specify air routes, access for maintenance, acceptable integration and the checks at commissioning. In an apartment, establish compatibility with collective systems before ordering a private alteration.
Size heating for the planned building
Ask the heating designer which condition has been used for sizing: before insulation, after the intended works, or an interim phase. Keeping the old nominal capacity without assessing the revised need can be inappropriate. Ask how emitters, hot-water requirements, controls, noise and electrical supply have been considered.
If urgent replacement comes first, request a phased solution and its limitations. Record which future work is assumed and how the system can be adjusted later. You need a defensible decision for your situation, not a universal instruction to buy one particular technology.
Keep assistance, tax and cash requirements separate
Use independent advice before committing. The DGCCRF guidance recommends France Rénov’ advice and careful comparison. Check the applicable scheme’s timing before signing, paying or starting; conditions can differ between assistance programmes. An eligibility simulation does not mean funding has been granted.
The France Rénov’ renovation-d’ampleur page describes the accompanied pathway. For owner-occupiers in metropolitan France, the page consulted specifies housing at least 15 years old, rated E, F or G, an improvement of at least two energy classes and at least two insulation measures. It also requires an adviser appointment and Mon Accompagnateur Rénov’, who organises the audit and support. These conditions alone do not establish eligibility: confirm your complete file and application-date rules. This article does not promise a grant rate, ceiling, processing time or availability.
A loan is funding that must be repaid, not an additional subsidy. Keep provisional grants outside money already available. For the tax treatment, use the current tax authority guidance rather than assuming that every energy-related purchase receives 5.5% VAT.
Check the relevant qualification and the actual quotation
Where a scheme requires RGE, check the business, relevant activity and validity period for the planned work. The official RGE guidance explains that qualification relates to particular activities. A company’s qualification does not validate every item it sells, establish your eligibility or guarantee a result.
- One defined scope with performance characteristics and product references.
- Responsibility for interfaces between envelope, windows and ventilation.
- Preparation and making-good work included or clearly priced separately.
- Installation and commissioning checks, with documents to be handed over.
- A payment schedule that fits the real funding timeline.
Measure the result on a comparable basis
Keep the audit or design assumptions, dated quotations, accepted changes and commissioning records. At acceptance, have the contractors demonstrate controls and explain maintenance. For later monitoring, compare consumption over suitable periods and account for weather and occupancy changes before attributing a saving entirely to the work.
An effective staged plan shows the intended final state, the interim limitations, the cost of each phase and the work that must remain accessible. If the next phase becomes unaffordable, that information helps you revise the plan without concealing a technical compromise.
