How do you compare empreitada with daily-rate renovation work?

Compare the same completed scope, not a lump sum with one isolated day rate. Make crew size, paid days, materials, tools, checks and change rules explicit before deciding which arrangement you can manage.

Describe the result before choosing the payment unit

List the measured work, preparation, finish quality, protection and cleanup that must be delivered. In a fixed-scope empreitada, ask what the contractor commits to complete for the accepted price and which quantities can be remeasured. Under a diária arrangement, ask what constitutes a paid day, who works that day and how progress will be recorded.

Civil Code article 610 recognises labour-only work and labour with materials; material supply is not presumed. Record supplies rather than using “empreitada” as a synonym for an all-inclusive package. A fixed total for labour alone cannot be compared with an offer including all products.

Align crew, supplies and evidence

Questions before comparing payment methods
IssueDefine in writing
CrewNamed roles, number of people, supervision and relevant competence
TimeWorking period, partial days, attendance and interruption treatment
ScopeMeasured tasks, specification, inclusions and completion criteria
ResourcesMaterials, tools, equipment, transport and protection
ChecksWho reviews progress and how defects or unfinished work are handled
ChangesAdditional scope, agreed price and updated timing

Ask who orders missing materials and how a delivery failure affects paid time. Do not assume every waiting day is billable, or that every delay belongs to the worker. Agree the actual conditions before the situation occurs. Keep attendance and completed quantities as separate observations: presence does not establish that the agreed result has been delivered.

One paid crew-day is R$350 + R$220 = R$570. At 18 days labour is R$10,260; another four paid days add R$2,280. At 21 days the labour package would be R$12,570, R$30 below the fixed option; at 22 days it is R$540 above. This is sensitivity analysis, not a promise that either crew needs any particular number of days.

Understand what each total leaves uncertain

The 18-day scenario looks cheaper only if the same complete result is delivered in that paid time and the other assumptions hold. Ask for a justified programme and progress reviews. If you have no stable design or accessible substrate, consider a separately defined investigation before pricing the full execution rather than treating unknown repairs as known quantities.

A lump sum also needs boundaries. It does not make every later owner request free, guarantee the contractor’s capacity or remove technical risks. The consumer-code estimate provisions and Procon guidance support clear price, scope, dates and payment. Obtain a revised proposal when scope changes instead of relying on a verbal “we will settle later”.

Match responsibility to the actual technical activities

For services requiring technical responsibility, identify competent people and the applicable ART or RRT. Choosing a day rate does not substitute for a design, necessary checks or the building’s procedure. A worker’s experience should not be used as permission to alter an unassessed structural or installation element.

This comparison addresses price and records, not the legal classification of the relationship, tax treatment or labour obligations. Have the actual arrangement assessed where needed. Include the relevant obligations in the final proposal rather than assuming the word diária settles them.

Use a short review cycle and close the account

  1. Approve the baseline scope and final-price assumptions.
  2. Record attendance where charged and completed tasks separately.
  3. Check the next material delivery and available work fronts.
  4. Approve additional scope and its price before committing it.
  5. Reconcile advances and payments against the agreed basis.
  6. Inspect completion and record defects, documents and remaining obligations.

The comparison table excludes unrelated professional fees, temporary living costs and a reserve; add your actual project items before calling it a complete funding plan. Reno Pro can keep work stages, notes, material purchases and recorded payments organised. Choose an arrangement whose evidence and remaining uncertainty you can understand and supervise.
