Treat the stain as evidence, not a diagnosis
Record the room, wall face, height, affected area and when the mark changes. Photograph it with dates and a scale, and note rain, plumbing use and recent alterations. Do not assume every white deposit, blister or dark patch has the same cause. INEGI’s ENVI 2020 report documents historical moisture and infiltration issues with regional differences; it does not diagnose your house or describe current 2026 repair prices.
This independent CDMX example concerns one affected wall area in an existing house. It excludes structural reconstruction and a complete roof replacement. If there are signs of a significant building or service problem, arrange an appropriate technical assessment before disturbing the area. Do not turn a cosmetic quote into a substitute for diagnosis.
Ask the specialist to test competing explanations
Fester’s explanation distinguishes capillary moisture, condensation and infiltration, and notes that the entry point may differ from the visible mark. Its commercial product recommendations do not establish a universal cure. Ask the specialist what observations support the proposed cause, what remains uncertain and what further inspection would change the decision.
| Observation | Question to investigate | Useful record |
|---|---|---|
| Worsens after rain | Roof, façade, opening or drainage route? | Dates, rain context and corresponding exterior location |
| Changes after water use | Supply, drain or equipment connection involved? | Which fixture was used and when |
| Deposits or damage near floor | Ground contact, leak or another moisture route? | Height, extent and adjacent ground/room conditions |
| Condensation on cooler surfaces | Ventilation, moisture production or thermal conditions? | Occupancy/use pattern and relevant measurements |
| Cracking or deformation | Does a separate structural assessment need priority? | Location photographs and history without assigning a cause |
Separate cause repair, drying and finishes
Ask for a written diagnosis or investigation scope, then a defined repair method. Keep selective opening, repair of the cause, monitoring and reinstatement as distinguishable tasks. A moisture reading needs context: material, method, location and comparison over time. Do not make a universal promise that every wall will be ready to paint in a fixed number of days.
Choose restoration materials and timing with the relevant professional and product requirements. Do not simply seal over an unresolved wet substrate. CONAVI’s maintenance resources provide a broader maintenance context; this article is a planning guide, not a chemical treatment or a procedure for removing contaminated materials.
Keep the unknown cause visible in the budget
The following invented MXN figures are final amounts already including any applicable supplier tax. The MXN 14,000 cause-repair line is provisional, outside the separately listed opening and restoration work. It does not establish which repair is technically suitable. Temporary access and protection must be priced again if the diagnosis changes them.
| Line | Amount |
|---|---|
| Initial technical assessment | 2 500 |
| Specified diagnostic tests | 1 800 |
| Protection | 1 000 |
| Provisional allowance for cause repair | 14 000 |
| Selective opening | 2 500 |
| Drying and monitoring arrangement | 1 800 |
| Removal of affected finish | 2 600 |
| Specified replastering | 4 800 |
| Repainting after agreed readiness | 2 400 |
| Waste removal | 1 000 |
| Subtotal | 34 400 |
| Planning reserve: 10% of subtotal | 3 440 |
| Funding provision | 37 840 |
If the diagnosed repair is accepted at MXN 18,000 final, replace the MXN 14,000 allowance. Preserving the reserve produces MXN 41,840. Adding the whole new quote without removing the allowance would count the cause repair twice. If structural work becomes necessary, this small-wall model must be replaced by a properly designed new scope.
Define how the result will be assessed
Agree the evidence needed after the cause repair, appropriate observation conditions and a follow-up date. Where relevant, the review may need rain or repeat use of an installation; do not claim success solely because fresh paint temporarily hides the mark. Record any limitation, such as an inaccessible neighbouring area that has not yet been investigated.
For a written guarantee, identify the covered work, exclusions, response contact and maintenance conditions. Separate the guarantee on a product from responsibility for diagnosis and workmanship. Keep the record of the original symptoms so a recurrence can be compared with the same locations and circumstances.
Approve restoration only after the agreed checks
- Record the symptoms and their timing.
- Investigate plausible causes with the appropriate specialist.
- Approve a specific cause repair and its final price.
- Document concealed work and agreed verification.
- Confirm substrate readiness for the selected finish.
- Keep monitoring, defect and payment records together.
A useful budget follows the investigation. Its first goal is to establish what needs fixing; repainting becomes the finishing stage of that decision rather than an assumption that a new coating will solve the source of the moisture.
