Two renovation cotizaciones: compare the same finished scope

Separate labour-only offers from full packages, confirm missing work and tax treatment, and assess the contractor before accepting the headline price.

Issue one measured brief

Give each bidder the same drawings, condition photographs and item schedule. Define units: m² of installed surface, metres of pipe, counted outlets or a complete specified package. Describe access, protection, waste, product purchases and the checks required before work is concealed. This independent CDMX comparison retains the house layout and excludes an extension.

Ask for quantities, unit or package prices, inclusions, exclusions, validity and a realistic sequence. The LFPC’s repair-budget provisions support a written scope and price record where the consumer relationship falls within the law. Professional and employment relationships need their own applicability assessment; this is not a claim that every person working at a house has the same legal status.

Verify the supplier and working arrangement

Record the legal or trading identity, contact address, payment recipient and person authorised to agree changes. Establish who employs or engages the people on site, which specialist tasks are subcontracted and who coordinates them. Ask for relevant qualifications and examples of comparable completed work rather than treating a glossy portfolio as evidence of concealed installation quality.

Discuss references with the former client’s permission. Ask how the contractor handles a damaged delivery, a discovered leak and an inspection that fails. If insurance or a guarantee is offered, read its actual scope and conditions. Put any owner-supplied materials and specialist services into the same responsibility schedule so an exclusion does not leave an essential task unassigned.

Normalise missing scope and IVA

The following figures are invented. Each confirmed missing item has a written example price; an unresolved issue would remain an allowance instead. For these defined supplies only, assume a standard 16% IVA rate under the VAT law. Qualified residential construction treatment must be assessed separately for actual work; the comparison does not determine an exemption.

Offer B starts MXN 18,000 lower before IVA, but its comparable project subtotal is MXN 2,320 higher. This arithmetic does not decide competence or quality. Compare the programme, technical method and evidence as well. Do not make an unconfirmed exclusion look certain by inserting a guessed price without marking it provisional.

Get project-specific advice on disputed terms or a substantial contract. The table is a planning tool, not a complete legal instrument. Confirm what happens if access, design information or the existing condition differs from the assumptions on which the quote was based.

Close the interfaces before work begins

Name who checks the kitchen service plan, measures doors after floor levels are set and returns after another trade finishes. Define who orders replacement products and who bears delay caused by a late owner choice. These interfaces can cause additional cost even when each individual trade has completed its own stated task.

Preserve the accepted quote as a baseline. A later message agreeing to “do the extra point” should be followed by its location, specification, final price and time effect. If it replaces an included point, record the credit. Keep an open-question list with an owner and deadline instead of hiding unresolved work inside the reserve.

Choose on total scope and delivery confidence

  1. Check identity, specialist roles and comparable experience.
  2. Compare identical quantities and product specifications.
  3. Confirm all exclusions and tax assumptions.
  4. Agree stage evidence and advance crediting.
  5. Document technical and purchasing interfaces.
  6. Keep the accepted scope and every revision together.

In Reno Pro, the chosen quote can be the starting point for work stages, purchases and recorded payments. The value of the comparison is a clear commitment: what will be delivered, by whom, for which final amount and with which unresolved assumptions.

Sources, date and scope

Checked on 19 October 2026. Local examples concern Mexico City unless stated otherwise. All MXN amounts are invented calculation examples, not market prices or quotations. Each article describes an independent project. VAT is applied only under the example’s explicit assumptions; final amounts already include the applicable tax.
