Define the condition and the result
A 60 m² floor area does not describe the roof condition, the number of service connections or the products the owner wants. Walk through the existing house with the appropriate specialists. Prepare a measured scope, photographs and a list of what stays, changes or remains uncertain. This independent Mexico City example retains the footprint and structural layout; it excludes an extension, structural reinforcement, land purchase and financing costs.
Divide the work into packages with clear boundaries. Here removal, private services, other wall and ceiling preparation, floors, roof treatment and bathroom work form one contracted scope. Each package names its labour, preparatory materials and included components. Selected decorative products, sanitary fittings, kitchen cabinetry and appliances are bought separately. The bathroom’s supply boundary must therefore exclude those owner purchases.
Confirm IVA before comparing totals
The VAT law gives a general 16% rate, while qualified residential transactions have different treatment. The regulation’s residential construction provisions are not an automatic exemption for every renovation or separate product. Have the supplier confirm the treatment of the actual contract, especially if construction or an extension is involved.
For this teaching calculation only, assume the defined renovation supply and separate products below are standard-taxable at 16%. Other project lines are final amounts already including any applicable tax. Do not add 16% again to a tax-inclusive quote. The example is a method for keeping assumptions visible, not a determination of your contractor’s tax obligations.
| Supply | Before IVA | IVA | Final amount |
|---|---|---|---|
| Defined renovation packages | 180 000 | 28 800 | 208 800 |
| Separate finish products and sanitary fittings | 30 000 | 4 800 | 34 800 |
| Total of these supplies | 210 000 | 33 600 | 243 600 |
Include the costs outside the main quote
| Budget line | Amount |
|---|---|
| Renovation packages including assumed IVA | 208 800 |
| Separate products including assumed IVA | 34 800 |
| Kitchen cabinetry and fitting | 60 000 |
| Appliances | 24 000 |
| Design and technical checks | 12 000 |
| Flete, acarreo and cascajo removal | 8 000 |
| Temporary accommodation | 10 000 |
| Allowance for one unpriced substrate repair | 14 000 |
| Subtotal before general reserve | 371 600 |
| Reserve: 10% of work, products and cabinetry | 30 360 |
| Funding provision | 401 960 |
The reserve base is MXN 303,600: the first three lines. Ten per cent is an editorial planning assumption, not a Mexican legal requirement or a guarantee against every surprise. The named MXN 14,000 repair allowance is separate from the reserve and outside the preparation already defined in the packages. It remains provisional until investigation establishes the actual work.
Price access and disposal as real tasks
Flete is the delivery journey; acarreo is the carrying needed to reach or clear the work area. Specify floor, distance, vehicle access, storage and any special handling. Ask whether removal includes loading, transport, the receiving site and evidence of delivery, rather than just moving debris to the street.
In CDMX, consult SEDEMA’s RAMIR framework and the authorised-site information for the actual waste route. Confirm current scope and validity with the operator. Another municipality may use a different system. Identify who books the collection and what happens when concealed work creates more waste than originally measured.
Replace assumptions rather than adding duplicates
If the unpriced substrate repair is accepted at MXN 11,000 final, replace the MXN 14,000 allowance. With the reserve preserved, the forecast falls to MXN 398,960. Adding the new quote while leaving the allowance would overstate the project by MXN 14,000. Keep removed work and returned products as explicit credits.
If MXN 50,000 has already been paid against items in the original provision, MXN 351,960 remains to fund, including unspent reserve. An anticipo is credited against the relevant order or contract; it is not an extra project expense. Track expected refunds separately until received.
Release a usable plan
- Resolve condition questions that can change the scope.
- Give every bidder the same measured schedule and purchase boundaries.
- Obtain complete final amounts with tax treatment stated.
- Separate named unknowns, reserve and refundable payments.
- Match purchase and work-stage payments to realistic dates.
- Update the forecast when scope, tax or timing changes.
Reno Pro can bring the stages, purchases and recorded payments together. Accepted quotations and technical documents remain the evidence behind the budget. A useful plan shows the total expected commitment and the cash still needed, rather than relying on one price per square metre.
