How do you budget the fit-out of a new apartment delivered on contrapiso?

Start with what the developer actually promised and delivered. Turn the gap between that specification and a usable home into measured work, coordinated orders and a funding plan before booking your move.

Compare the delivered apartment with its documents

Gather the purchase specification, memorial descritivo, accepted amendments, owner manual, plans and inspection record. Procon SP’s property guidance identifies the memorial and retained offer documents as relevant to the contracted specification. Do not assume every “new apartment” includes the same flooring, lighting, doors or installation points.

Inspect and photograph accessible finishes and systems before your contractor changes them. List missing contractual items or observed defects separately from your optional upgrades and refer them to the developer through a traceable channel. Obtain appropriate advice for disputed issues; do not let a fit-out budget silently convert a developer obligation into a paid owner improvement.

A working developer installation is not permission to make unassessed changes. Take layout and system modifications through the reform-plan process with the responsible people. Check relevant professional activities and records before execution. Keep common façades, ducts and structural elements outside furniture-shop assumptions.

Measure the finish purchase and coordinate orders

For this invented 60 m² apartment, only 48 m² needs the selected dry-area flooring. With a chosen 10% cutting allowance, the purchase is 52.8 m². Packs of 2.2 m² require 24 packs, exactly 52.8 m². At an invented R$75/m² final supply price, the material is R$3,960; laying 48 m² at an invented R$60/m² is R$2,880.

The purchase margin is a project choice, not a universal waste rule. Confirm cuts, layout, pack size and return conditions with the supplier. Check base and levels before final joinery measurements. The waterproofing project approach is relevant when thresholds, fixings or finish work affect a protected area; do not damage a delivered system merely to achieve an assumed floor level.

The R$2,900 lighting line excludes appliance connections already in R$6,500. The professional line is a final service allowance, not just a record-issuance fee. The R$1,860 logistics line excludes fitting included by suppliers. In real proposals, specify those interfaces and confirm what is provisional before accepting the total.

Separate essentials from genuinely deferrable items

A completed kitchen, safe access and usable bathroom can be dependencies of occupation; an optional wardrobe may be separable. If the entire R$7,500 storage package can be deferred without unfinished connections or extra protective work, this example’s immediate funding becomes R$55,430 with the R$5,430 reserve deliberately unchanged.

Deferral is not a guarantee that the future order will have today’s price. Ask about quote validity, later mobilisation and any repeated finishing. Procon’s estimate guidance helps check dates, final price and conditions. Avoid buying a premature custom product simply because a promotional deadline falls before the room can be measured.

Link the programme to a realistic move date

  1. Resolve the delivery record and the owner’s scope.
  2. Confirm professional, building and installation dependencies.
  3. Inspect and release bases and hidden work before covering.
  4. Measure and release fitted products at the agreed stage.
  5. Schedule deliveries after checking access, space and readiness.
  6. Check functions, documents, outstanding work and cleanup before moving.

Keep contractual delivery matters separate from your contractor’s completion list. In Reno Pro organise stages, purchases and recorded payments, with drawings and supplier terms as evidence. Keys start access to the property; a coordinated fit-out plan establishes when the home can actually be used.
