RENO PRO
Italy: Practical explanations, budget examples and checklists for planning your renovation.
Start with a measured scope, then add the contractor, your own purchases, professional services, IVA and cash reserve. A Milan teaching example shows why a price per square metre is only one part of the funding plan.
Five square metres of floor do not measure the plumbing, walls or finished room. Define the scope behind a chiavi in mano offer, including waterproofing, installation checks and the documents you should receive.
Turn three different offers into prices for one defined result. Use quantities, specifications, exclusions and tax treatment to establish what each contractor has actually priced before comparing the total.
Organise eligibility, the building file, invoices and bank evidence before the first deposit. Keep the full cash cost of the renovation separate from any future IRPEF deduction.
Prepare the scope, shared-service interfaces and access arrangements before booking the crew. Distinguish notification, any necessary common-property agreement and the comune’s building procedure.
Join the kitchen order to the room, installations and final fitting. Agree measurements, connection points and responsibility before ordering products that are expensive to change.
Turn the survey into a sequence of decisions before choosing finishes. Establish the property records, condition of retained installations and building interfaces, then separate necessary work from optional improvements.
Describe the intervention before choosing the form. Use the national framework to prepare questions, then have the actual property, regional rules and comune procedure checked before committing the works and schedule.
Keep the agreed price, completed value, invoices and money paid as separate records. A worked example reconciles cumulative progress, replaced allowances, credits and the cash still needed.
Arrange the inspection before the contractor requests acceptance. Record what works, what remains unfinished, which documents are due and how the agreed final balance will be reconciled.
