Brésil: Des explications, exemples de budgets et listes de contrôle pour préparer vos travaux.
Price a defined scope before using a cost per square metre. Separate the contractor, owner purchases, technical services, deliveries, unresolved work and reserve so that the cash plan covers the finished apartment.
Check the hidden installations, waterproofing and finished products as carefully as the floor area. A complete teaching example shows quantities, package boundaries and the cash required beyond the contractor’s headline price.
Prepare a defined reform plan, competent technical responsibility and written access arrangements. An ART or RRT, condominium consent and municipal permission answer different questions and should not be treated as interchangeable documents.
Begin with the source of the water and the intended use of the slab. Compare diagnosis, preparation, junctions, waterproofing, checks and reinstatement as one system rather than buying an unexplained price per square metre.
Use one coordinated layout for the room contractor, joiner, stone fabricator and installers. Agree measurements, supports, connections and fitting responsibilities before paying for products that are expensive to alter.
Compare the same completed scope, not a lump sum with one isolated day rate. Make crew size, paid days, materials, tools, checks and change rules explicit before deciding which arrangement you can manage.
Start with what the developer actually promised and delivered. Turn the gap between that specification and a usable home into measured work, coordinated orders and a funding plan before booking your move.
Price the journey from supplier to work area and from demolition to a suitable destination. Separate frete, carrying, storage, waste removal and cleanup, then check the local operator and disposal records before ordering.
Test whether occupation is feasible before dividing the budget into rooms. Plan essential services, safe separation and dependencies, then price repeated mobilisation and temporary living arrangements as well as the construction itself.
Keep accepted price, invoices, payments and forecast as separate records. A worked example shows credits, replaced allowances and cumulative payments without counting the same cost twice.
